Matilda Bruce is a Senior Economist and Financial Analyst at EDG with over 15 years of experience delivering sophisticated research, analysis, and insights to inform policy and investment decisions in the real estate and transportation sectors. Prior to joining EDG, Matilda was a Senior Financial Analyst at Freddie Mac (Federal Home Loan Mortgage Corporation), where she priced fixed- and floating-rate multifamily products, including Conventional, Refinancing, Targeted Affordable Housing, Adjustable-Rate Mortgages (ARMs), Tax-Exempt Loans and Bonds, on transactions ranging from $5M to $250M. She assessed credit and interest-rate risks, calculated risk-adjusted returns, and communicated findings to internal stakeholders in clear, non-technical language. She ensured adherence to corporate policy and risk controls, reviewed funded loans for regulatory compliance, prepared operational loss reports for senior management, and contributed to portfolio valuation for securitized loans.
Earlier in her career, Matilda served as a Real Estate Analyst and Property Manager with Draper and Kramer, LLC, and later as Property Manager at Archstone Communities following its acquisition of Draper and Kramer. In these roles, she conducted property valuations, market trend analysis, consumer preference studies, rental rate benchmarking, and site selection assessments. She also managed zoning, permitting, and due diligence processes for development projects.
Matilda holds an MBA in Finance and Real Estate from American University in Washington, D.C., and a BS in Land Economy (Real Estate and Economics). She is also a certified Project Management Professional (PMP) and a Certified Business Intelligence Professional.
